Water damage restoration for senior living and education facilities
These are buildings full of people who cannot simply be sent home. We plan around residents, students and staff — containment, relocation support and quiet working — and we document everything your licensing body, district or insurer will want to see.
- Resident and student relocation planned before equipment arrives on site
- Life-safety systems reported and prioritized for repair and re-test
- Work phased around academic calendars, mealtimes and care rounds

Facility types we restore
Care and campus buildings share one constraint: the occupants stay. Choose the closest match to your facility.
Assisted Living Water Damage
Apartment, common-area and dining recovery planned around resident routines and mobility.
Nursing Home Water Damage
Skilled-nursing environments where infection control and licensing compliance drive the method.
University Water Damage
Residence halls, lecture space, libraries and labs, scheduled against the academic calendar.
Where these losses usually start
Older estates, continuous occupation and long vacant periods produce a distinctive pattern of failures.
Resident bathroom overflows
Blocked or overflowing toilets and showers in resident rooms track under vinyl and into corridors, affecting several rooms from what began as a single-room event.
Aging domestic hot water systems
Cylinders, circulating pumps and long secondary returns in older care buildings fail at the joints, releasing hot water into plant rooms and the occupied floors around them.
Sprinkler activation in corridors and halls
Accidental activation in a residence hall corridor — impact, tampering or a frozen head — floods multiple rooms and the floor below within minutes of going off.
Laundry and commercial kitchen equipment
High-volume washers, dryers and dishwashers running continuously overwhelm drains and fail at supply hoses, flooding service corridors that connect straight into resident areas.
Roof and gutter failures on older estates
Campus and care estates often carry decades of roof alterations. Blocked valley gutters and failed flashings discharge into ceiling voids above bedrooms and teaching space.
Frozen pipework in vacant periods
Semester breaks and closed wings mean reduced heating and empty buildings. Pipes freeze, burst on the thaw, and run unnoticed for days before anyone opens the door.
Our Approach
How we work around residents and students
The drying plan follows the care plan and the timetable, not the other way round.
People before plant
Before equipment is unloaded we agree with your team who needs to move, where they are going, and which routes and rooms must stay accessible for care, mobility and evacuation.
Life safety restored first
Fire alarm, detection, emergency lighting and nurse-call systems affected by water are reported immediately and prioritized for repair and re-test ahead of cosmetic work.
Quiet, contained, phased drying
Containment isolates the works from lived-in space. Equipment is selected and sited for noise, and run times are set around sleep, rounds, mealtimes and lectures.
Reinstate and evidence
Vulnerable-occupant experience
Technicians briefed on dementia-friendly working, safeguarding expectations and how to conduct themselves around residents, students and families.
Background-checked crews
Technicians attending care and education sites are background checked and carry photographic ID, with attendance logged against your visitor procedures.
Calendar-aware scheduling
Records for licensing bodies, districts and insurers
In regulated care and education settings, the file matters as much as the finish.
Licensing and survey evidence
Documentation prepared with state survey and licensing expectations in mind: protocols, containment records, clearance and dated remediation photography.
Safeguarding and access control
Crew lists, ID checks and sign-in records maintained throughout, so you can evidence exactly who was in the building and when.
Infection-control coordination
Where Category 2 or 3 water reaches care areas, containment and clearance are agreed with your infection-prevention lead in advance and recorded afterwards.
Moisture verification reporting
Daily readings by location are measured against a written dry standard and issued as a formal report within 24 hours.

Before It Happens
Enroll a property in a Priority Response Agreement
The difference between a 60-minute response and a three-hour one is usually the information we do not have yet. Pre-need enrollment removes that gap.
- Pre-registered site details, access notes and key contacts on file
- First-in-line dispatch ahead of unregistered callers
- Agreed commercial rates and scope format before an incident
- A written response plan your on-site team can actually follow
- Portfolio onboarding typically takes 3–5 business days. This form is for planning only—if water is coming in now, call (800) 555-0182.

Frequently asked questions
The questions facility and property managers ask us most often about this kind of property.
Do residents or students have to move out?
Not always, and that is the first thing we assess. Where the affected area can be contained and the occupants are not in the drying zone, most people stay put. Where rooms must be vacated, we tell you how many and for roughly how long within the first assessment so your team can plan relocation properly rather than room by room as it unfolds.
How do you handle noise from drying equipment?
Equipment selection and placement are set against the occupancy, not against speed alone. Where a wing is occupied overnight we use lower-noise equipment, site it away from bedrooms, and accept a slightly longer drying program in exchange. Where we cannot dry adequately without disruption, we say so and discuss temporary relocation instead of quietly running noisy equipment through the night.
Are your technicians background checked?
Yes. Technicians attending care and education sites are background checked and carry photographic identification. We maintain crew lists, sign-in and sign-out records against your own visitor procedures, so attendance can be evidenced to a licensing body or district.
How do you handle public safety during the work?
Are your technicians background checked?
Yes, and for planned or non-urgent work that is usually the right window. For campus estates we schedule larger reinstatement into breaks and low-occupancy periods. Emergency response, of course, runs whenever the loss happens — 24 hours a day, term time or not.
Can you work during a semester break?
Who deals with our insurance company?
We document the loss thoroughly, provide the scope and evidence your adjuster needs, and bill your carrier directly wherever the policy allows. Commercial Water Damage is a restoration contractor. We are not a licensed public adjuster and we do not negotiate, adjust or settle insurance claims on your behalf. We document the loss factually and provide that documentation to you and to your carrier. For advice on the interpretation or settlement of your policy, speak to your broker or a licensed public adjuster.
We run several communities or campuses. Can you cover all of them?
Yes. A Priority Response Agreement pre-registers each site with its access details, key contacts, safeguarding requirements and site rules, so a call goes straight to dispatch. Onboarding a portfolio typically takes [[PRA_ONBOARD_DAYS]].
