Water damage restoration for offices, healthcare and science facilities

In these buildings the contents matter more than the fabric — patient records, samples, batches, servers and tenants. We contain, document and dry with the controls those environments require, and produce the paperwork your compliance team will ask for afterwards.

Who We Serve

Facility types we restore

The drying is broadly similar. The controls, documentation and priorities are not. Choose the closest match to your facility.

Office Park Water Damage

Close the nearest isolation valve or the building main if you can reach it safely. Note the time for your claim record.

Medical Office Water Damage

Clinical rooms, records and imaging suites restored under infection-control discipline.

Dental Office Water Damage

Operatory, sterilization and compressor-room recovery with minimal chair time lost.

Laboratory Water Damage

Bench, cold-storage and instrument recovery where sample integrity drives every decision.

Pharmaceutical Facility Water Damage

Classified and GMP space restored with documentation suitable for a regulatory audit.

Common Causes

Where these losses usually start

In multi-story and technical buildings, the source is almost never in the room that floods.

Riser and stack failures

A failed supply riser in a multi-story office affects every floor beneath it in the same stack — usually overnight, and usually discovered by the first person through the door.

Chilled water lines above ceilings

Chilled water and condensate pipework runs above suspended ceilings across whole floorplates. A pinhole leak saturates tile, insulation and cable tray for days before it becomes visible.

Server and comms room cooling

Dedicated split units and CRAC condensate pumps fail quietly. Water reaching a raised floor or rack base threatens equipment worth more than the entire building repair.

Sterilizers, autoclaves and processing equipment

Autoclaves, film processors and dental compressors discharge into small rooms with limited drainage, saturating adjacent partitions and the record storage behind them.

Laboratory water systems

Reverse-osmosis loops, water baths, chillers and glasswashers run unattended overnight. A failure reaches cold storage, benching and sample libraries before anyone arrives.

Roof plant above occupied floors

Rooftop air handling units, cooling towers and their pipework sit directly above top-floor consulting rooms, labs and executive space, with only the ceiling void between them.

Our Approach

How we work in a technical building

The order of operations matters more here than anywhere else we work.

Protect the contents first

Servers, records, samples and instruments are stabilized or relocated before general drying begins. Where cold chain or sample integrity is at risk, that call is made in the first conversation, not after the fact.

Containment matched to the space

Hard or soft containment, negative pressure and HEPA filtration are specified to suit clinical, classified or occupied office areas, with a barrier plan shared with your facilities and infection-prevention leads.

Dry with the building running

Equipment is selected for noise and footprint so adjoining suites, floors and departments keep working. Out-of-hours access is arranged wherever daytime work would be disruptive to patients or tenants.

Verify, clear and reinstate

Daily moisture verification, post-remediation clearance where required, then reinstatement of ceilings, partitions, flooring and finishes to the specification the space was originally built to.

Infection-control discipline

Crews trained to work in occupied clinical settings: barrier integrity, traffic control and daily sign-off with your infection-prevention lead.

Sensitive-equipment priority

Server rooms, imaging equipment, cold storage and instruments are triaged ahead of the general dry-out, with specialist recovery partners engaged where needed.

Audit-ready documentation

Reports written for compliance officers and auditors, not only for adjusters: protocols, readings, clearance and photographic evidence in a single file.
Documentation

Documentation for compliance officers, auditors and carriers

In regulated environments, an undocumented remediation is an unfinished one.

Patient and client record handling

Wet records are inventoried, secured and dried under chain of custody, so confidentiality obligations are met while the paper itself is recovered.

Containment and clearance records

Barrier plans, pressure-differential logs and post-remediation verification issued as a package for your infection-control or quality function.

Classified and GMP environments

Work in classified space is planned against the room's classification, with the requalification path agreed with your quality team before crews enter.

Moisture verification reporting

Readings by location, taken daily against a written dry standard and issued as a formal report with a turnaround of within 24 hours.

While You Wait

Six things worth doing before crews arrive

Controlled drying around live racks, raised floors and comms infrastructure.

Office Building Water Damage

Multi-floor and multi-tenant office recovery with stack-wide assessment.

Document Drying

Recovery of records, files and archives under documented chain of custody.

Electronics Recovery

Decontamination and corrosion control for instruments and IT hardware.

Decontamination Services

Clinical-grade cleaning and antimicrobial treatment after Category 3 losses.

Ceiling Drying

Plenum and ceiling-void drying where the leak sits above the occupied space.

    Frequently asked questions

The questions facility and property managers ask us most often about this kind of property.

Can you work in an occupied clinical area?
Yes. Work in occupied clinical space is planned with your infection-prevention lead before crews arrive: barrier construction, negative pressure, traffic routes and daily monitoring are agreed and recorded. Where the risk assessment does not support working alongside patients, we schedule the affected rooms out of hours instead.
It is triaged before anything else. We stabilize the environment around the racks, control humidity to limit corrosion, and work with your IT team on whether hardware stays in place or is relocated. Powered-down equipment exposed to water is assessed for specialist electronics recovery rather than simply dried and switched back on.
Records are inventoried, secured and dried under chain of custody, so confidentiality is maintained throughout and you can account for every file. Samples are a different question: their viability depends on storage conditions and exposure time, so we stabilize what we can and flag immediately where integrity may be compromised, rather than making that judgement for you.
It should not, provided the requalification path is agreed in advance. We plan work in classified space against the room’s classification and against your own quality procedures, and we do not enter or alter classified areas without that agreement in writing from your quality team.
We document the loss thoroughly, provide the scope and evidence your adjuster needs, and bill your carrier directly wherever the policy allows. Commercial Water Damage is a restoration contractor. We are not a licensed public adjuster and we do not negotiate, adjust or settle insurance claims on your behalf. We document the loss factually and provide that documentation to you and to your carrier. For advice on the interpretation or settlement of your policy, speak to your broker or a licensed public adjuster.

We are one tenant in a larger building. Who do you deal with?
Both parties, with the boundary written down. We scope by demise so it is clear what falls to the landlord’s building policy and what falls to your own, and we coordinate access, risers and common-area work with the property manager so neither side is waiting on the other.
