    The three categories of water

    Category determines who can be in the building, what materials can stay, and how the loss is documented. Untreated water also moves down a category over time.

    Category 1 — Clean water

    Supply lines, water heaters and sprinkler discharge. Safe to handle at first, but it becomes Category 2 within roughly 48 hours in a warm building.

    Category 2 — Grey water

    Dishwashers, condensate lines, toilet overflow without solids. Contains contaminants that can cause illness, and porous materials usually need removal.

    Category 3 — Black water

    Sewage, sewer mains, rising ground water and flooding. Grossly contaminated — containment, PPE and controlled disposal are mandatory before any drying starts.

    Do we have to close the building?

    Usually not the whole building. In most commercial losses we can contain the affected area and keep the rest of the floor operating. Areas with Category 3 water are closed to staff until cleaning and drying are verified.

    What has to be thrown away?

    Porous materials that absorbed contaminated water — carpet and pad, most insulation, affected drywall and ceiling tile. Hard surfaces, structural timber and most contents can be cleaned, sanitized and kept.

    How quickly do you need to be here?

    Same day, ideally within hours. Contaminated water keeps spreading through wall cavities and subfloor, and clean water degrades to a worse category the longer it sits. We’re on site in 60 minutes or less across metro Atlanta.

    Will insurance cover it?

    How long until the odor is gone?
