    Do I need my mechanical contractor on site before you arrive?

    Not necessarily. We can start containment and extraction as soon as the water is isolated, and we’ll work directly with your contractor or in-house engineer to confirm the source is shut down before drying begins. If you don’t have someone available, tell dispatch and we’ll help coordinate.

    Usually not. Condensate that has sat in a pan or drain line, and loop water carrying glycol, biocides or scale inhibitors, is generally handled as Category 2 under ANSI/IICRC S500. That changes cleaning, material removal and disposal — and it’s the part most often missed on these losses.

    In most cases, yes. We stage containment and drying zone by zone so unaffected areas stay conditioned and occupied. Where a full shutdown is unavoidable, we’ll tell you up front and schedule it for the lowest-impact window we can.

    Coverage depends on your policy and whether the loss is sudden and accidental versus long-term wear. We aren’t your insurer, but we document the loss thoroughly — photos, moisture readings, scope and cause notes — so your adjuster has what they need, and we bill your carrier directly where the claim is accepted. Check your specific policy language with your broker.
